Providing your guests with an Airbnb house manual is one of the most important things you can do as a host. In this article, I am going to show you 11 great ways on how to write the perfect Airbnb house manual template. It will maximise your guests experience, which equals 5 star reviews all round. Plus I’ll provide a free download in PDF format that you can use as an example. The house manual is the first thing a guest will read once they enter your house. As such, it is important to make a good first impression and to also lay down the ground rules from the get go. Airbnb is an experience driven platform. Therefore a well written guide means your guests will have a smoother experience. It also means they’ll be more likely to respect your house rules. It could be the difference between you getting a 5-star rating or not. So, let’s skip right to it then. Here are the 11 most important things you should include in your manual. Something short and sweet, adding in an element of fun wouldn’t go astray either. But best to keep it short. Start with something like “Welcome to Sovereign Cottage. We are so pleased you have decided to book with us and hope you have an enjoyable stay.” Then go on to add a couple of paragraphs explaining the highlights of your property. The built in chat program on Airbnb can also be useful. But keep in mind that not all guests have a smart phone, let alone have the Airbnb app installed. I recommend not relying on the Airbnb app. You should give guests a few options of contacting you. Write it in bold text on the front page of your Airbnb house manual template so guests will not miss it. When I first started hosting, I lost count of the amount of times guests were late checking out. I would arrive to clean at 10am, only for the guest to still be there chilling out, sometimes well after 11am. My belief was the check in and check out times were clear in the listing. I was wrong, in fact guests would often not even see it, so I came up with a new idea. On the front page of my Airbnb house manual, I write the check out time in bold and underline it. If you’re in a capital city with limited parking, you need to be clear. Always list contact details of the nearest hospital, doctor, pharmacy and medical centres. The fridge is something guests will use often, so they cannot help but see the magnet. Be sure to visit your local pharmacy or medical centre, as they should be able to provide you with one for your house. Something else I encourage hosts to do is list local tradespeople. That includes people such as plumbers, electricians, handymen and so on. This is more to provide myself with comfort in the event a guest is unable to reach me. This will keep them from soaking into your floor, which can happen, even when using a hamper. If you want all radiant heaters cut off upon arrival, list this information in your house manual. If your home operates on central heating and air, list the temperature at which you wish your guests to leave the thermostat when they check out. You probably do not want the unit turned completely off either. Having guests take out their own trash saves my cleaning service time and saves me a little money. As an added positive, my Airbnb smells fresher when the trash is not allowed to stay in the home after check-out. You should make sure to give instructions on where trash should be deposited in your house manual. Your guests are probably more than willing to take out their own trash, but they need to know where you would like them to throw it away. In my house manual, I let guests know that the refrigerator should be emptied before they check out. Reusable condiments are an exception. The next set of guests can use these. I ask that everything else is removed from the refrigerator. First, your next set of guests should be free to use the space in the refrigerator. Also, if you allow guests to leave food in the refrigerator, it can make for unwelcomed smells. This is not a good first impression for your next set of guests. To keep everything fresh, each set of guests should be responsible for disposing of their own food products. This is not an unreasonable expectation, but it is something you should be sure to include in your house manual. There should not be dishes left out on the counters or in the sink. Common courtesy should motivate guests to perform this task, but it’s not a bad idea to go ahead and ask them to do so in your house manual. By the time they arrive, all they should have to do is empty the dishwasher and put away the dishes. You do not want a lingering smell as a result of dirty dishes having sat in the sink or on the counter for hours. Go ahead and instruct your guests to clean their own dishes before they check out. People should be responsible for their own possessions. Hasty departures sometimes result in items left behind, though. You do not want to have to make a habit of mailing items to guests who have checked out. It’s a great idea to remind your guests to do a walk-through before they leave by including these instructions in your house manual. This may seem like something guests should know to do on their own, but it does not hurt to go the extra mile. By reminding guests to walk through the house and check that nothing is being left behind, you may save yourself a lot of time and hassle. If the keys need to be returned to a lockbox, give these instructions in your house manual. You do not want your guests to have to wonder or guess where they should leave the keys, and you also do not want to find yourself searching for keys after your guests’ departure. You want your Airbnb to be secure in between the time the guests depart and the time your cleaning service arrives. Of course, most people are going to know they should lock the door, but as I’ve stated, it does not hurt to cover all of your bases. Your guests need to know your expectations as to when they will be leaving your property. You want them to leave on time so that your cleaning service can get started working and the Airbnb will be ready for the next set of guests. Hopefully, each set of guests will have had a wonderful experience and will leave you a positive 5-star review. Even if they do not, guests can provide information on how you can improve the experience for future guests. Reviews help build your business, so you want to encourage them whenever you have an opportunity. Don’t forget to also leave a review for your guests. Nobody wants to spend their vacation afraid of getting into a fight over broken plates. On the other side, not laying down basic rules will leave you vulnerable to exploitation. Parties, loud music, unwanted pets, etc. Given enough sets of guests, you will likely encounter the occasional rotten apples. Proper instructions will help you deal with them in the case of a dispute. I believe the solution is to communicate your house rules with good faith.
